    The survey (a level 3 survey) had a lot of issues, mainly the guttering/drainage, electrical concerns and concerns regarding the chimneys and render. Quotes obtained were over 20K to remedy the roofing issues and electrical work.

    The electrical work had 13 C2 warnings, including bad Z readings on a downstairs circuit for earthing, no bonding on gas, and the annexe supplying the electricity for the summerhouse instead of the main house.

  • Build over permission

    The summer house has been built within 3m of a sewer without build-over permission. This means that if the water authority wished to they can knock this down to get access to the sewer.
    Indemnity insurance was offered but again, you may struggle to get permission to rebuild if southern water are aware beforehand.

  • Restrictive Covenants

    As many pof the other houses in this area this was once part of the Barker Mill estate, and carries a number of restrictive covenants. The first is that no construction other than a fence is permitted within 65ft of the centre line of romsey road, whcih is why ALL houses along Romsey road have nothing in the front gardens – you effectively dont really own the land because Barker Mills have dictated that no construction is permitted other than a fence,

    In addition to this any extensions or changes to the property MUST be approved by Barker Mills regardless of planning permission being granted. This particular property has two extensions, neither of which were approved by the Barker Mill estate. Indemnity insurance was offered but that only compensates you in the event of Barker Mills demanding you remove the changes or pay a fine. So you could easily be left with a smaller property thats no longer suitable for your use.
